See through the lies of the intermediary
There is no apartment you want in this community (maybe he just doesn't have it). If it is an intermediary who charges an intermediary fee, it will recommend a high-priced house for the purpose of overcharging the intermediary fee.)
The agency fee can't be lower (the agency fee seems to be very flexible, although I don't know the bottom line, I feel that I can halve it as much as possible next time)
The tenant has just moved out (in fact, no one has lived for a month)
At the same time, several customers are looking at this property. If you are optimistic, you need to sign it as soon as possible (in fact, several other customers may not be optimistic)
Everything in the house will be repaired for you (you need to ask the intermediary to repair it before signing the contract, otherwise you will have to wait after signing the contract)
In fact, it would be great if we could find someone to sublet, and we would also be free of agency fees. This is how my old house was rented out.

Renting a house is the same as buying food. If you want the owner or intermediary to give you a low price, you have to find some reasons to reduce the price. Renting a house must have various shortcomings, such as poor decoration and incomplete configuration of household appliances and furniture. As long as the situation you point out really exists, they are usually willing to make some price reduction as compensation. However, when picking faults, we should not go too far, otherwise it will easily cause the other party's disgust and collapse. Compare the prices of other houses and ask for further price reduction;
Pay attention to the thickness of dust in the room. Haven't you rented out for a long time?
Strive for a longer lease term: As the owner of the house, the landlord is in an advantageous position in the lease relationship. Generally, many landlords only agree to rent for one year, and after the expiration, the rent will increase because the lessee is unwilling to spend time and energy moving. At first, we proposed a two-year lease, and the landlord insisted on signing it once a year. At this time, if you insist, there may not be an ideal result, so you will ask for 15 months rent. It's easy for ordinary people to ask for such a small adjustment, and the final lease term is 14 months.
Take the initiative and strive for preferential space
Whether it is a landlord or a real estate agent, when renting a house, what they want most is to rent out the house in the shortest time and minimize the vacant time of the rented house, so as to obtain better rental income. When tenants look at the house, as long as the house basically meets their living needs, there is no need to be too picky. After all, it takes time, energy and money to see a house. Of course, there is no need to show a very satisfied expression and opinion. You can directly tell the landlord that the house basically meets the requirements. As long as the price is reasonable, you can decide to sign the contract on the same day. Landlords and real estate agents can rent out the house as soon as possible, and of course they are willing to give rent concessions to a certain extent. Of course, quick decision-making is based on careful review, not random decision-making. Skip the signing between the intermediary and the landlord.
Ask the neighbors around the house to see if they know the contact information of this neighbor, or go directly to the property management office, and you will directly explain your purpose. Property management usually calls the owner. At this time, you can ask the property management to let you talk to the owner for a few minutes. Because only in this way can we avoid agency fees.
6) The formal process of renting a house
Both parties sign a lease contract.
The landlord can check the tenant's ID card (which can be confirmed by the Public Security Bureau). And ask for a copy as an annex to the contract.
Tenants can check the owner's property right certificate (which can be confirmed at the local real estate exchange) and the owner's ID card (which can be confirmed at the public security bureau). ) and two certificates (that is, the property owner of the property right certificate is consistent with the ID card). And ask for a copy as an annex to the contract.
The signature of the contract (owner) is the same as the owner of the property right certificate. If they are inconsistent, a power of attorney from the property owner is required.
When handling the sharing contract, it is necessary to have proof that the owner agrees to rent (or sublet).
