The "Bird's Nest" has become synonymous with Beijing Olympic venues and a landmark building in Beijing because of its unique design and high construction cost. However, the annual maintenance cost of venues and facilities is 50-70 million yuan, which makes their utilization and operation after the games always attract much attention.
Li Hang, the chairman of the company, told the media today that CITIC Consortium, consisting of CITIC Group, Beijing Urban Construction Group and jinzhou area Group, registered and established Beijing CITIC Consortium Stadium Operation Co., Ltd. in February 2008, and assembled a high-quality management team. After the "Bird's Nest" Games, it will make full use of its own venue advantages to promote the commercial development of venues. The operation planning takes undertaking large-scale sports events and cultural performances, developing intangible assets and leasing supporting commercial real estate as three main business modules.
In terms of competitions and performances, a letter of intent for the first performance after the competition has been signed with well-known performance companies; China Football Guoan Club will set the National Stadium as the home stadium and enter after the game; Another sports economic company plans to negotiate major international sports events such as Real Madrid's visit to China.
Intangible assets development income represented by naming rights and luxury boxes is the largest income channel for large stadiums. Beijing Olympic venues are internationally renowned and have great potential for intangible assets development. Li Jianyi, general manager of the operating company, pointed out that domestic and foreign enterprises can compete for the naming right of the National Stadium through market bidding. However, due to the particularity of the "Bird's Nest", corporate brands will be carefully considered when choosing a naming enterprise, and money is not the highest.
In terms of commercial real estate, the company plans to invest at least 300 million yuan in the second phase of renovation, including hotels, restaurants, supermarkets, clubs, boutique stores, etc., with a commercial area of about 35%.
