1. Scope for calculating the total construction area
A. For single-storey houses with permanent structure, the construction area shall be calculated according to one floor; Multi-storey houses are calculated according to the total construction area of each floor.
b, the mezzanine, interlayer, technical floor, elevator room and other parts with a height of more than 2.21M in the house shall be calculated as the construction area.
c, the passage through the house, the foyer and hall in the house are all calculated as one floor. In the corridor part of the hall and hall, if the floor height is more than 2.21M, it shall be calculated according to its horizontal projection area.
d, staircases, elevator (sightseeing elevator) wells, lift wells, garbage tunnels, pipeline wells, etc. are calculated according to the natural floor of the house.
e, the house is in the sky and belongs to a permanent building. The stairwell, water tank room, elevator machine room and sloping roof with a height of more than 2.21M are calculated according to the horizontal projection area of the periphery.
f, the balcony with a cantilever building and a fully enclosed balcony is calculated according to the horizontal projection area of its periphery (this article is an old regulation, and the new regulation is that the balcony of a building is calculated according to 1/2 of its horizontal projection area. Balcony, whether it is a balcony or a concave balcony, whether it is a closed balcony or an unsealed balcony, the construction area of the balcony is calculated by 1/2 of the horizontal area of the balcony).
g, an outdoor staircase with a permanent structure and a cover, is calculated according to the horizontal projection area of each floor
h, the building is calculated according to the peripheral horizontal area of the structure above the toe of its external wall, and the construction area of a multi-storey building is calculated according to the sum of the construction areas of each floor.
i, false floors, pavilion (dark) buildings and sloping roofs, the indoor clear height of which is more than 2.11m (including 2.11m), shall be calculated according to their projected area.
j, staircases and elevator rooms with the upper floor height above 2.21m (including 2.21m) on the roof of the building shall be calculated according to the horizontal projection area of the periphery of the structure.
k, ground floor, mezzanine, basement, and independently built bicycle houses and garages, where the storey height is more than 2.21m, shall be calculated according to the horizontal projection area of the periphery of the structure.
if l, glass curtain wall, etc. are used as the external wall of the house, it shall be calculated according to the horizontal projection area of its periphery. If it is not used as an external wall but only for decoration, it shall be calculated according to the horizontal projection area of the periphery of the structure.
m, if the house with expansion joints is connected with the room, the expansion joints shall be used to calculate the construction area.
n, covered outdoor stairs, calculated according to the horizontal projection area of each floor.
o, overhanging buildings, fully enclosed balconies and overhanging corridors are calculated according to the horizontal projection area of the periphery of the structure.
p, the construction area of the overhanging floor in duplex and jump-floor buildings, regardless of the height, is calculated as one floor. Stair wells are not recognized as empty layers.
