1. Commercial Land. Land for stores, malls, all kinds of wholesale and retail markets and their corresponding ancillary facilities.
2. Financial and insurance land. Land for banks, insurance, securities, trusts, futures, credit unions and so on.
3, catering and hotel industry land. Land for hotels, restaurants, bars, hotels, inns, guest houses, resorts, etc. and their corresponding ancillary facilities.
4. Other commercial land. Land for office buildings, commercial office buildings and independent office buildings outside enterprise factories; land for travel agencies, sports and health care and leisure facilities, nightclubs, dance halls, clubs, golf courses, gas stations, car washes, washing and dyeing stores, recycling stations for waste materials, maintenance outlets, photographic, barber, bath and other service facilities.
Characteristics of commercial land
1, the shortest land grant life. Currently in China, most of the commercial land belongs to the land for sale. According to the Interim Regulations on the Granting and Transfer of the Right to Use State-owned Land in Cities and Towns, the maximum term of commercial land is 40 years.
2. Restricted by the principle of economizing and intensifying land use. The Circular of the State Council on the Promotion of Economical and Intensive Land Use requires the review and adjustment of all types of relevant planning and land use standards in accordance with the principle of economical and intensive land use.
3. High land use value. Commercial land use is mostly in busy areas, which can generate higher economic benefits. That is to say, it can cause land prices to rise, and sometimes the rise can reach several times or even dozens or hundreds of times.
4, regional selectivity. Unlike residential land, commercial land is very selective in terms of geography, not any piece of land can be used as commercial land. In addition to convenient transportation, special attention should be paid to the business environment and profitability.
5. It is more suitable for the income reduction method of valuation.
6. Poor reversibility. Agricultural land to become commercial land is relatively easy, but to commercial land to agricultural land is extremely difficult, because the removal of buildings and structures on the ground to spend a lot of manpower, material and financial resources to restore the soil also need a certain amount of time, the cost of reclamation is quite high.
