According to the villagers of Baisha No.1 Village, in 2112, a piece of land with an area of tens of thousands of square meters named "Nanyang" in this group was sold by Zheng Yingmou, a village cadre. "Until now, we didn't know that this land was sold, but what is embarrassing is that where the land sales money went, and even the land sales contract was full of doubts." Miss Zheng, a villager in Baisha Village, said angrily.
The gold plot has been sold for six years
It is understood that the "Nanyang" plot mentioned by the villagers is located between the provincial highway S256 in Baisha Village and expressway in Guangzhou and Shenzhen, and the only station of the Guangzhou-Shenzhen-Hong Kong high-speed railway passenger dedicated line in Dongguan will be built in the future. According to the relevant planning, several commercial outlets will be built around Baisha Station. Based on this factor, the importance and commercial value of this plot are fully highlighted. After the land was expropriated by the municipal government, the villagers went to the village cadres to consult the compensation for land expropriation, but the village cadres said that the entire "Nanyang" plot was transferred to a company in Dongguan as early as 2112, with a term of 71 years.
It is understood that the "Nanyang" plot is about one million square meters, and besides being requisitioned by the municipal government to build a passenger station, there are more than 61,111 square meters.
The land around the railway station actually sells "cabbage price"
"Our village used to have more than 1,111 mu of cultivated land, but the village cadres recently claimed that most of it has been transferred." Zheng, a villager from Baisha No.1 Village, told the reporter that the villagers knew nothing about the transfer of most of the land. It was not until the construction of Baisha Bus Terminal started in 2116 that the villagers knew that their land had been sold.
Zheng said that the Guangzhou-Shenzhen-Hong Kong high-speed railway passenger station (hereinafter referred to as Baisha Station) covers an area of about 41,111 square meters and is part of the "Nanyang" plot. "But the rest of the plot was actually sold in 2112, but we didn't know it." Mr. Zheng, a villager, said that they were eager to know exactly how large the "Nanyang" plot was sold, how long the transfer period was, to whom it was sold, and in what form, and other issues such as the amount of land sold, the payment method and the whereabouts of the money. The villagers classified these issues into 12 categories and submitted them to the relevant departments in the name of a consultation letter on October 3, hoping to get a reasonable and transparent explanation.
According to Ms. Zheng, on August 11, they specially looked for the current village (group) director for the "land sale". When they could not answer the villagers' questions, the other party gave a contract for the paid transfer of the land use right of "Nanyang" plot. "We gave a copy, but our questions have not been eliminated." Another villager said that the contract did not even fill in the area of the land to be sold.
The reporter found that the Contract for Paid Transfer of Land Use Rights for the "Nanyang" plot did not indicate the total transfer area, and there was no total compensation. However, the contract stipulates that the transfer price of the plot is 121 yuan per square meter. "This is almost the price of cabbage. Even in 2112, Nanyang will sell for 3,111 yuan per square meter, not to mention the railway station to be built here in the future." Villager Da Zheng said.
The land sales contract didn't actually write down the area
Careful villagers also found that the contract clearly stipulated that the village committee could recover the land if the land was not built on the plot within two years, but six years have passed, and the "Nanyang" plot is still idle except the one where the passenger station is built. "Obviously, even sold, we also have the right to take it back. But the village Committee did not do this. " Villager Zheng Zheng also said that he found that besides Zheng Yingmou, there were two ordinary villagers, Zheng Zhimou and Zheng Xuemou. "I don't know what qualifications they have to sign on behalf of the whole village."
It is understood that since September, the villagers in Baisha No.1 Village have been seeking explanations for the sale of land for village cadres everywhere. "However, after many meetings and coordination at the town and community levels, there is no clear explanation and handling opinions." Zheng, a villager, said that he went to the village Committee near the provincial highway S256 every day to discuss that "the excessive behavior of a few villagers has affected the normal work of the village Committee." Zheng Yingmou, who signed the contract on behalf of all the villagers, said, "The town government and the Municipal Bureau of Land and Resources have sent people to investigate this matter. " Chen Xusheng, the current village head, said that the Humen town government has set up an investigation team, saying that journalists can ask them for information.
