According to reports, Yaohai Industrial Park now governs 10 communities, with a regional area of 3 1.5 square kilometers, a permanent population of about 30,000 people, a planned area of 10 square kilometers, and a built-up area of about 6 square kilometers in the first phase. The planned Xinhai CBD, with Dangtu Road running through it, faces Xinhai Square, the largest music fountain square in our province in the south, and is located in the central area of Yaohai Industrial Park Phase I in the north. According to the plan, it will be built into a modern commercial center and high-grade residential area with the functions of shopping, living, leisure and entertainment. With Xinhai Plaza as the center, it radiates around, and combines CBD Plaza, central office area, business office area and star-rated hotels to form a sub-center of the city.
Among them, CBD Plaza is located in the east of Xinhai Plaza, at the northwest corner of the intersection of Dangtu North Road and Xinhai Avenue, covering an area of 65.7 mu. At present, there are only four five-star hotels in Hefei, namely Sofitel Pearl International Hotel, Gu Jing Holiday Hotel, International Club Hotel involving foreign affairs and Hilton Hotel in Yuan Yi, and six four-star hotels in Anhui Hotel, Hefei Peace International Hotel, Dongyi Hotel, Anhui Liangyuan Business Club, New Cai Wen International Hotel and Jin Huan International Hotel. The total number of five-star hotel rooms is only 1200, which can no longer meet the needs of provincial capitals and exhibition cities, especially the needs of large enterprises for business activities. Judging from the distribution, most of these five-star hotels are concentrated in the central city. Statistics show that the occupancy rate of five-star hotels in Hefei exceeds 75%, and that of four-star hotels exceeds 80%.
A five-star hotel planned according to international common standards occupies a prime location in the northeast of Hefei, and is 0/5 minutes' drive from the downtown business district/kloc-. The hotel project is planned to be located in the north of Xinhai Plaza, south of high-voltage corridor, east of Dangtu North Road and west of plot A, with a net land area of 53 mu. The advantage of this plot is that its east side is close to Dangtu North Road, the main road of the city, with convenient transportation. The music fountain, bridges, pavilions and waterside pavilions in the square are all very beautiful, which can be used as a hotel leisure square. The open terrain can especially highlight the tall and gorgeous image of the hotel building. The north side is adjacent to the high-pressure corridor green belt, with a width of108m and an area of 80 mu, which can be used as a hotel green landscape belt or parking lot. At the same time, the surrounding commercial plots A, B and C can be developed into commercial houses, apartments, office buildings and other projects together with hotel projects, bringing more benefits to investors.
