On the basis of equality, voluntariness, honesty and credit, Party A and Party B have reached the following agreement on house purchase and sale through friendly negotiation:
Article 1 Party A voluntarily sells its house to Party B, and Party B has fully understood the specific conditions of the house and voluntarily purchased the house. The details of the house are as follows:

Article 2 Party A guarantees that it has truthfully stated the ownership status and other specific conditions of the above-mentioned house, and that the house has no guarantee and no ownership dispute, and the house has not been pursued by others according to law.
Article 3 Pricing Methods and Prices
Calculated by the construction area, the unit price of the house is RMB yuan per square meter, with a total amount of RMB yuan. The payment method and time of the house price are as follows:
Party B shall pay a deposit of (RMB) (in words) (in figures) to Party A before. The provisions of the deposit shall be governed by the Contract Law of People's Republic of China (PRC).
The above deposit will be used to offset the house payment when Party B makes the last payment.
Article 4 Party B shall pay the house price to Party A in three installments:

Article 5
1. Party A and Party B are scheduled to formally deliver the house on. Party A shall vacate the house before the formal delivery.
2. Both parties intend to apply to the relevant departments for renaming the relevant ancillary facilities and related rights and interests.
3. Party A shall move out the household registration relationship previously settled in the house.
4. If Party A fails to perform the above obligations according to the regulations, it shall be liable for breach of contract according to the following agreements:

Article 7 Party A and Party B agree that within days from the effective date of this contract, both parties shall go through the transfer formalities with the real estate authorities.
When handling the registration of the transfer of house property rights and land use rights, Party A shall issue a written report on the application for the transfer of house property rights and other documents required by the competent department to Party B.. If Party A needs to come forward to deal with it, Party A shall assist at any time. If the transfer registration is affected due to Party A's delay, Party A shall bear the losses caused thereby. If Party A fails to handle the transfer registration, Party B has the right to terminate the contract. When the Contract is terminated, Party A shall not only return all the house payment, but also bear the liability for breach of contract according to Article 8 of the Contract. After receiving the real estate license, Party B shall apply to the land management department for the change of the land use right of the house according to relevant regulations.
The procedures for changing the land use right of the house shall be handled according to the following agreement:
The land use right of the house is obtained by transfer, and the rights contained in the land use right certificate and the rights and obligations related to the transfer contract are transferred to Party B together.
The land use right of the house is obtained by allocation, and according to the relevant regulations, the land transfer fee or land income is required for its transfer; Both parties agree that the expenses shall be borne by Party A and Party B. ..
Except as agreed in the second paragraph of this article, the taxes payable for handling the above procedures shall be borne by Party A and Party B respectively according to national regulations.
Article 8 If Party A fails to handle the handover of the house according to the date stipulated in this contract, Party A shall pay Party B a penalty of 3‰ of the total house price for each overdue 1 day. Exceed the time limit
Party B has the right to terminate this contract after more than 3 months. Upon termination of this contract, Party A shall not only refund all the house payment paid by Party B, but also compensate Party B with the same amount of compensation.
Article 9. If Party B fails to pay all or part of the house price according to the date agreed in this contract, Party B shall pay Party A a penalty of three ten thousandths per day for the overdue part. If the overdue period exceeds 3 months, Party A has the right to terminate this contract.
Article 10 Party A and Party B shall apply to the housing ownership registration authority for registration of ownership transfer, and if the registration authority approves the registration, the time for both parties to apply shall be the time for housing ownership transfer.
Article 11 The risk of damage or loss of the house shall be transferred to Party B from the date of formal delivery of the house.
Article 12 When the house is officially delivered, the related miscellaneous expenses such as property management, water, electricity, gas, cable TV and communication shall be handled according to the following agreement:
Article 13 For matters not covered in this contract, Party A and Party B may separately sign supplementary clauses or supplementary agreements. Supplementary clauses or supplementary agreements and annexes of this contract are an integral part of this contract.
Article 14 Any dispute between Party A and Party B during the performance of this contract shall be settled through negotiation. If negotiation fails, it shall be under the jurisdiction of the people's court where the house is located.
Article 15 This contract is made in duplicate. Among them, Party A holds one copy, Party B holds one copy, and one copy is submitted to the house ownership registration authority to apply for house ownership transfer registration. All have the same legal effect.
