If Party B sublets the house in part or in whole to a third party within the term of this contract, it shall notify Party A in advance. The third party who has obtained the right to use becomes the natural Party B of this contract, enjoys the rights of the original Party B and undertakes the obligations of the original Party B. The sublease contract between Party B and the third party shall comply with the following agreements: 1) Use of the house: the third party guarantees to use the house within the scope of use stipulated in this contract; 2) The termination date of the sublease contract shall not exceed the termination date stipulated in this contract; 3) During the sublease period, Party B shall not only enjoy and assume the rights and obligations stipulated in the sublease contract, but also bear the joint and several guarantee responsibilities for the sublease to perform this contract; 4) During the sublease, if this contract is changed, dissolved or terminated, the sublease contract shall be changed, dissolved or terminated accordingly. Eight. Rights, responsibilities and obligations of Party A 1. Party A is the legal operator of the leased house and has the right to sign this contract. Property tax, land use fee and other expenses related to the leased object shall be borne by Party A.. Rights, responsibilities and obligations of Party B 1. Party B shall operate independently, be responsible for its own profits and losses, abide by national laws and regulations, and independently undertake various economic and legal responsibilities and obligations. 2. Party B must obtain the written consent of Party A when decorating the house, and submit the application for house decoration, guarantee, floor plan, water and electricity diagram and the approval documents of relevant state departments to Party A for the record. Party B shall not damage the main structure, color, shape and load-bearing structure of the house when decorating the house, and the decoration expenses shall be settled by Party B itself. The house hardware, equipment and ancillary facilities that Party B is responsible for building, installing or providing shall be maintained and updated by Party B, and the expenses shall be borne by Party B, and Party A shall actively assist. If the house and facilities are damaged due to Party B's modification or improper use, Party B shall be responsible for restoring the original state according to Party A's requirements, and the repair expenses shall be borne by Party B; 3. Pay the rent and water, electricity, heating and other expenses on time; 4. Party B shall be responsible for the management of fire control, safety, hygiene and cleanliness in the leased premises, and assume all responsibilities. X. XI。 Liability for breach of contract 1. During the lease period, if Party B finds that the house is damaged and requires maintenance, Party A shall start the maintenance on the date of receiving Party B's written notice, unless the house or facilities are intentionally damaged by Party B. If Party A fails to carry out the maintenance in time as agreed, Party B has the right to carry out the maintenance on its own, and the related maintenance expenses will be deducted from the rent paid by Party B. If Party A fails to start the maintenance of the house for ten days (10) or fails to complete the maintenance for more than 30 days at a time, If Party A fails to perform the repair and maintenance responsibilities agreed in this contract in time, resulting in house damage, property loss or personal injury to Party B, Party A shall be liable for compensation. 6. If any party violates the provisions of this contract and causes actual losses to the observant party, the breaching party shall compensate all the losses caused to the observant party. Twelve. Exemption condition 1. If the public facilities stop using due to necessary or routine building maintenance, Party A will not be responsible, but Party A must notify Party B in writing 24 hours in advance, and the public facilities will stop using for no more than 24 hours; 2. "Force Majeure" refers to an unforeseeable or unavoidable event beyond the reasonable control of both parties to the contract, which prevents, affects or delays either party from performing all or part of its obligations under this contract. This event includes, but is not limited to, government actions, natural disasters, wars or any other similar events. In case of force majeure, the informed party shall promptly and comprehensively notify the other party in written form, inform the other party of the possible impact of such events on this contract, and provide relevant certificates within a reasonable time. If part or all of this contract cannot be performed or delayed due to the above force majeure events, both parties shall not bear any liability for breach of contract. When the Leased Property suffers losses or losses due to force majeure, this Contract will be terminated naturally, and both parties are not responsible for each other, but Party A shall return the rent and various deposits paid by Party B during this period. 13. After the expiration of the contract, if the house leased by Party A needs to be rented or sold, Party B has the preemptive right. If the lease is not renewed or the contract is terminated at the expiration of the contract, Party B must move out all items on time. If there are still items left in the house within fifteen (15) days after the relocation, it shall be deemed that Party B gives up the ownership of the items and Party A will handle them. Fourteen Settlement of Contract Disputes Disputes arising from the performance of this Contract shall be settled by both parties through negotiation. If negotiation or mediation fails, either party may bring a lawsuit to the people's court where the house is located in accordance with the provisions of the Civil Code of People's Republic of China (PRC). Fifteen. Effective date of the contract 1. This contract shall come into effect after being signed by the legal representatives or authorized clients of Party A and Party B and stamped with the official seal of the unit. 2.
