5. after the delivery of the house, the lessee shall register with the real estate trading center in the district and county where he is located with the pre-lease contract and the pre-lease store use handover book, and obtain the registration and filing confirmation of the lease contract;

6. Before pre-leasing, we have to ask clearly whether this store has been pre-sold.

Although there are few businesses that buy stores, many of them are subletted to entrepreneurs as investment. Buying stores is a big investment, but there are also high risks. In addition to understanding issues such as property rights, We must also pay attention to the following points:

1. Whether the selected store can meet the business objectives. For example, the value of the store that can run the catering industry is higher than other types, because not all stores can get the approval of the environmental protection, industry and commerce, fire protection and other departments to open catering.

2. When buying a store, the wider the pavement, the better; If the banner of the store is narrow and deep, its value will be greatly affected.

3. Study the commercial atmosphere of the region, because the consumption target of community business is the residents in the region. The population density, consumption capacity and the number of commercial facilities in this region need to be studied. Generally speaking, the business radius is within 251 meters to 511 meters as the core circle. The best choice for small and medium-sized shops should be in the core business district.

4. The road section where the shops are located is also very particular. It is not that the wider the road, the better the business environment. The wider the road and the greater the traffic volume, the fewer pedestrians.
