1. Determine whether the transferor is the landlord or the lessee. If it is the landlord, please show the valid property right certificate, and check the building area and structure according to the property right certificate.

2. Check whether there is any record of violation of law and discipline. Go to the administrative department for industry and commerce and the tax department in person to find out whether the industrial and commercial management fees and tax payable have been paid and whether there is a fine.

3. Whether there are economic disputes with former employees.
