1, qualification required
Loan target:
China is a natural person with full capacity for civil conduct.
Loan terms:
(1) Have local permanent residence or valid residence status (ID card, household registration book, military officer's card, temporary residence permit, etc. );
(2) Have a stable occupation and income;
(3) Good credit and the ability to repay the loan principal and interest on schedule;
(4) Having assets recognized by the lender as mortgage or pledge; Or if the borrower can't provide the mortgage (pledge) in full, a unit or individual recognized by the lender that meets the prescribed conditions and has sufficient compensatory capacity will serve as the guarantor to repay the principal and interest of the loan and bear joint and several liabilities;
(5) There is a contract or agreement for the purchase of housing or relevant approval documents;
(6) The price of the purchased house basically conforms to the appraisal value of the lender or its designated real estate appraisal agency;
(7) If you don't enjoy the house purchase subsidy, the deposit or cash of not less than 20% of the total price of the house purchased shall be used as the down payment for the house purchase; Enjoy housing subsidies, with 20% of personal deposits or cash as the down payment;
(8) Other conditions stipulated by the lending bank.
(9) The borrower shall meet the above conditions and guarantee the authenticity and legality of the documents provided. If the lender suffers losses due to the borrower's reasons, the borrower shall be liable for compensation.
Second, the required procedures
Individuals need to provide information.
(1) Identity cards of the applicant and his/her spouse (if married). Outsiders are required to provide Beijing temporary residence permit and the certificate issued by Beijing Real Estate Center, namely "Notice of Approval for Outsiders to Purchase Houses in Beijing".
(2) Proof of marital status: married, unmarried and divorced.
(3) The house purchase contract or agreement signed with the house selling unit in line with the unified regulations of the Beijing Municipal Government and relevant supporting documents.
(4) The original "down payment certificate" and its paid receipt or deposit certificate not less than the down payment in the Bank.
(5) Income certificate (official seal of the company)
(6) Copy of the business license of the work unit (with official seal, reflecting the annual inspection of the current year)
(7) Documents required by other banks.
With the specific requirements of different banks, the materials to be submitted will be different.
3. Related expenses
(1) Attorney's fee: generally 3‰ of the loan amount applied for, which will be collected by the law firm;
(2) Insurance premium: total house price * expense coefficient (see home insurance expense coefficient for details) * loan period, which shall be paid by the applicant in one lump sum and collected by the insurance company.
(3) Stamp duty: 0.05% of the loan amount is collected by the tax bureau;
(4) Bank account opening fee: 65,438+00 yuan, which will be charged by the bank.
Third, the down payment and repayment period.
The down payment is generally not less than 30%, and the repayment period is not more than 30 years.
The details are as follows: The borrower must meet the following conditions at the same time:
(1) has legal status;
(two) a stable economic income, good credit and the ability to repay the principal and interest of the loan;
(3) There are legal and effective purchase contracts and agreements and other supporting documents required by the loan bank; Under normal circumstances, the house purchased must be a real estate developer who has signed a mortgage agreement with the bank;
(4) Self-raised funds of more than 30% of the total price of the purchased house (20% for self-occupied houses with a construction area of less than 90 square meters), and guaranteed to be used to pay the down payment of the purchased house;
(5) There are assets recognized by the loan bank for mortgage or pledge, or (and) legal persons, other economic organizations or natural persons with sufficient compensation capacity as guarantors;
(6) Other conditions stipulated by the lending bank.
Materials to be submitted when applying for a loan:
(1) Copy of identity documents (resident identity card, household registration book, military officer's card, passports of overseas and foreign natural persons with the right of abode in Chinese mainland, family visiting cards, home visiting cards and other identity documents), including the spouse's identity documents or providing unmarried certificates;
(2) Proof of the borrower's repayment ability recognized by the loan bank;
(3) Legal and effective purchase (house) contracts, agreements and relevant approval documents;
(4) Relevant certificates of the borrower's self-raised house purchase funds;
(5) House sales (pre-sale) license or the property certificate of the building (existing house) (copy); (Provided by the developer)
