Chapter I General

Third, this specification applies to the evaluation of the compensation price of house demolition and relocation in Rugao City (hereinafter referred to as the evaluation of demolition and relocation).

Chapter II: Basic Steps and Methods of Demolition and Relocation Appraisal
I. Basic Steps of Demolition and Relocation Appraisal

3. Draw and fill in the appraisal materials;
4. Announce the preliminary appraisal results;
5.5. Preparation of the appraisal report;
6. Reporting of the appraisal results.
Second, the method of demolition and relocation assessment
Demolition and relocation assessment can be implemented using the market comparison method, route price method and so on. For the same subject of assessment (building as the unit of assessment, cottage as the unit of assessment), the same assessment method is used to implement the assessment.
The unit of measurement of the subject of demolition and relocation appraisal is the legal floor area of the house to be demolished.
(I) Market Comparison Method
1. This method is mainly applicable to the demolition and relocation appraisal of residential houses on state-owned land and legally expropriated collective land within the town planning area.
2. The formula of this method is as follows:
Compensation for property rights exchange of the demolished house = the new price of construction and safety of the legal floor area + the benchmark price of district compensation of the legal floor area (see Table 1) + compensation for the legal open space
Monetary resettlement compensation for the demolished house = the new price of construction and safety of the legal floor area + the benchmark price of district compensation of the legal floor area + the average price of commercial houses in similar areas in the previous year. The average price of commodity houses in the same area in the previous year (issued by the price department) - the average price of government guidance for property rights exchange resettlement houses (ordinary residential commodity houses) in the same area, which is divided into one and returned to one part] + compensation for the legally vacant land.

3. Compensation for construction and safety price:
(1) The evaluation and compensation for the assessed building structure, grade and newness factor of the house is according to the "Rugao City, various types of demolished houses, building structure grade evaluation standard". The legal floor area of the farm-to-house houses demolished by land requisition is assessed and compensated according to the new price of construction and safety (according to Chapter 5 of Rugao Municipal People's Government Decree No. 13).

6. 8. (4) The assessment of the new price of non-residential housing construction and safety is determined by the assessment of "Rugao City's various types of demolished housing building structure level assessment standards" (Table XI, Continued Table XI), "Rugao City's various types of structure of the demolished housing into a new and intact rate of assessment standards" (Table XII, Continued Table XII) and "Rugao City's various types of structure of the demolished housing into a new rate of depreciation (%)" (Table XIII). Third, other compensation assessment
1.
