According to Article 19 of the Administrative Regulations on Compensation for Urban House Demolition in Shaanxi Province and the relevant provisions of the Evaluation Rules for Urban House Demolition in Shaanxi Province,
Our bureau has put forward the adjusted benchmark price of monetary compensation for house demolition in Hanzhong City through legal procedures, which has been approved by the municipal government. It is now announced according to law.
The adjusted "Hanzhong City Housing Demolition Monetary Compensation Benchmark Price" shall be implemented as of the date of promulgation. Prior to this, the house demolition permit has been obtained.
Demolition projects are still based on the "Hanzhong City Housing Demolition Monetary Compensation Benchmark Price" before adjustment as the basis for housing demolition evaluation.

Calculation method of monetary compensation for house demolition
1, compensation formula for house demolition:
Compensation amount = [monetary compensation benchmark price × (1 location comprehensive factor correction coefficient)+building replacement price × (1 building comprehensive factor repair).

The amount of compensation is determined according to the monetary compensation benchmark price (price per square meter of construction area) of the demolished house and the construction area of the demolished house.
Courtyards larger than the construction area should also be evaluated and included in the total monetary compensation.
Courtyard evaluation value = monetary compensation benchmark price × (1 location comprehensive factor correction coefficient )× (total land area-total construction area)

3, other uses of housing demolition evaluation method
Other uses of housing conditions and prices vary greatly, and there is no benchmark price. In the demolition evaluation, according to the requirements of the Code for Real Estate Appraisal, the following methods are adopted for estimation:
Houses that can collect enough transaction cases and have comparable examples that meet the requirements of the specification should be evaluated by market comparison method.
It is difficult to completely adopt the market comparison method, but the income method is used to evaluate the houses with obvious income characteristics and easy to determine their objective income.
Houses that are difficult to adopt market comparison method and income method are evaluated by cost method.
Description:
1, and the benchmark price is applicable to compensation for house demolition on state-owned land in Hanzhong;
