Legal analysis: the difference between commercial land and commercial and residential land is mainly that commercial land is part of commercial land. Commercial and residential land refers to the state-owned land for sale, because of the different uses of the planned land is divided into residential land, industrial land, education, science and technology, culture, health, sports land, commercial, tourism, entertainment land, comprehensive or other land. Scope of commercial land use:
1. Commercial land use: land for stores, shopping malls, all kinds of wholesale and retail markets and their corresponding ancillary facilities.
2. Financial and insurance land: land for banks, insurance, securities, trusts, futures and credit unions.
3. Catering and hotel industry land: hotels, restaurants, bars, hotels, hostels, guest houses, resorts, etc. and their corresponding ancillary facilities.
4. Other commercial land: land for office buildings, commercial office buildings and independent office buildings outside of enterprise factories; land for travel agencies, sports and health care and recreational facilities, nightclubs, dance halls, clubs, golf courses, gas stations, car washes, washing and dyeing stores, recycling stations for waste materials, maintenance outlets, photographs, barber shops, baths and other service facilities.

(a) residential land for seventy years;
(b) industrial land for fifty years;
(c) education, science and technology, culture, health and sports land for fifty years.
(d) Forty years for commercial, tourism, and entertainment land;
(e) Fifty years for comprehensive or other land.
