Agile said that it plans to build the project into a comprehensive tourism real estate project with Southeast Asian culture and ethnic customs, which integrates tourism, leisure shopping, vacation and health preservation.
Agile did not disclose the way to take the land this time. Although it is a project in tourism real estate, Agile's first land acquisition is all residential land. The total land area of the 13 plot acquired this time is 529,000 square meters, and the estimated total construction area is 634,000 square meters.
Based on this conversion, Agile's land price is only 375 yuan per square meter, and the price level is at a medium level in Jinghong City where Xishuangbanna is located.
On June 8th, 20 1 1, Agile signed a formal contract with Jinghong Municipal Government, and agreed to invest 20 billion yuan. Since then, Agile has registered "Xishuangbanna Agile Tourism Development Co., Ltd." locally.
According to the official data of Jinghong City, "Xishuangbanna Agile Tourism Holiday Project" is located in Daheishan area in the southwest of the town, with a planned control area of 1.700 hectares and about 1.750 mu of land.
According to the plan, the project plans to build a mountain sports and leisure center, an international five-level tropical rainforest hot spring, a Southeast Asian folk commercial street, 1 first-class wildlife park, two international brand wildlife theme hotels, 1 mountain sports and leisure center, and 1 international polo club.
However, Agile has not disclosed the above plans so far. On June 10, the company stated that the land purchased this time further consolidated the development of business in tourism real estate, Yunnan, and would have a synergistic effect with other projects in the region.
With the continuous warming of tourism real estate, especially the successful operation of Clear Water Bay Project, Agile's investment and expansion in tourism real estate is accelerating.
Yunnan has become another important market for Agile in tourism real estate after Hainan. At present, Agile also has projects in Ruili and Tengchong, Yunnan.
According to a recruitment announcement of Agile, the company will build a comprehensive tourism and holiday project with Southeast Asian religious culture and ethnic customs in Xishuangbanna, Ruili and Tengchong, Yunnan, covering an area of about 64,000 mu, with a planned total investment of more than 40 billion yuan.
However, there are different opinions in the industry about Agile's huge investment in Yunnan, and whether tourism real estate in Yunnan can attract buyers from all over the country like Hainan is also controversial.
Especially in Xishuangbanna, where large developers gathered, the disorderly development of land was reported by the top financial daily, which led to the accountability of the regulatory authorities and the obvious tightening of land approval afterwards.
On June 20 12, Yunnan province suspended the approval of agricultural land conversion and land expropriation in Xishuangbanna, and the Xishuangbanna government made a written inspection to the Yunnan provincial government.
