If only you have to prepare for the exam, you can rent a house.
The second reason, I think, is interpersonal relationship. My roommate should be the person who has the most contact with me in college. Once the relationship between ourselves and our roommates is frozen, we may not be able to live in this dormitory. What if it is a contradiction? I suggest we discuss it. If you are really not good at socializing, you can also consider renting a house.
The third reason, I have to say, is for that "her". If it is for the convenience of boyfriend and girlfriend, there is no need to rent a house. The most important thing in college is to study. Living is something to come. We should distinguish when to do what.
