Their designers are different and their times are different, but their architectural styles are basically the same. Therefore, they have become one of the landmark buildings of Shanghai's "World Architecture Expo" and the third largest financial center in the world after new york and London. The rapid development of Shanghai has brought increasingly intensive commercial development and an expanding floating population year by year. All these make the tiny place only 2 kilometers, facing the embarrassment of crowded ground, narrow tourist area and the destruction of the city skyline by many tall buildings, and it is difficult to create further development space. At present, Shanghai Bund is only a place for foreigners to take photos as a souvenir, but Shanghainese rarely visit here, because a tall flood control wall has been built outside the Bund, and the feeling of being hydrophilic on the Bund has disappeared. If there are 200,000 square meters of buildings on the Bund in Shanghai, there are still 200,000 square meters of buildings in Shanghai that have not been added to the life after 7: 30 in the evening. In the implementation plan of revitalizing the Bund, it is planned to raise the western-style building complex consisting of 23 buildings along Zhongshan East Road on the Bund by about 6 meters to make it parallel to or slightly higher than the tidal dike on the Bund, and roughly level with the existing flood control wall. Then, a new elevated ground plane was laid in the Bund 10 lane, which was connected with the breakwater on the river, and a large riverside building with an area of about 6,543,800 square meters was built, which was a combination of sightseeing, leisure, pedestrian street, green belt and commercial facilities. In this way, from the first floor of Puxi Bund Building, you can see the Huangpu River directly through the newly-built Bund Square as before. The overhead area on the ground floor can be used to set up roads, parking lots, street businesses, etc. After jacking, the Bund Complex is expected to increase the ground floor area by 70,000-10.4 million square meters (depending on the number of floors added after jacking), and the new plaza can create more than10.00 million square meters. According to the average price of 50,000-60,000 /m2 on the Bund, it will generate economic value of 4-7 billion RMB. If these areas are rented as shops, according to the price of 80 yuan/square meter/day, the annual rent can be recovered from 654.38 billion to 200 billion; In addition, it also generates indirect commercial value of 654.38+00 billion yuan-20 billion yuan every year. The Bund is an inch of land, but there is no need to buy an inch of land to increase the building square meters through jacking, because the foundations and roads of all buildings are already there and belong to their owners. This is completely different from buying land and building new facilities anywhere in the city.
But the real significance of reviving the Bund lies not only in the commercial value expressed by these data, but also in the long-term social and humanistic value it brings. Dr. Xiao emphasized that while protecting the building, the Bund's attraction to Shanghai locals for leisure and business, as well as the unique innate advantages of Huangpu River, Lujiazui scenery and western ancient buildings, will surely surpass any place in Shanghai and truly become a symbol of Shanghai. This is the original soul of the Bund. The value of a city close to nature, flowing water and green cannot be measured only by the value of a reinforced concrete city of the same scale.
